Enter the house down a narrow path that runs between it and it’s older, 1800’s neighbour. Traditionally the houses in this area have a 1m wide path on one side of the house.
Once inside the front door turn left to the open plan, dine-in kitchen, with floor to ceiling glass sliding doors to the courtyard, or turn right to enter the cozy, front room lounge looking out to the street.. A natural oak staircase greets you, leading you up to the first and second storeys. Dappled light extends down from the skylight, through the clever, timber decking overhead.
The ground floor also contains a laundry with washing machine and dryer and a storage/utility space hidden away below the stairs and a closet.
The birch ply kitchen has all brand new appliances and is fully equipped with cooking and dining crockery, pots, pans and utensils. The oven is electric and the hobs are gas. Water is heated using a gas Infinity heating system. The kitchen has a large dining table with chairs and a day bed with storage drawers built against the wall.
The ground floor is waxed, natural finish, concrete, that has a warm, green pounamu look to it. The concrete has underfloor, gas fired, water reticulated heating, providing constant temperature throughout the cooler months.
The kitchen opens to a generous courtyard and garden. The garden has established trees, the chimney pots from the original house, and ‘forest floor’ native planting – giving it the feel of a secluded forest glade.. The garden is extremely sheltered and provides a restful, sanctuary to retreat to. Amongst the trees is a mature avocado tree that continues to produce avocados. Playing ‘spot the avocado’ is a fun pass time.
The separate lounge provides an inviting second living area with TV, unlimited broadband and a view over the bustling street. It includes a leather couch, armchair, cozy throw cushions and a brand new smart TV.
At the rear of the garden is a lockable shed suitable for storing larger items and bikes, and a compost bin.

Climb the spiral staircase and onto the sunny, natural timber deck landing. As you climb you become aware of the light and warmth extending down from the skylight above and catch glimpses of the sky up through the atrium.
Turn right to the bathroom and toilet and the first of the queen size bedrooms. This room overlooks the rear garden and has its own deck that captures all day sun. A birch ply wardrobe completes the room.
Turn left at the top of the stairs for the second queen size bedroom. This room overlooks Aro Street and contains a double birch ply wardrobe and linen/storage cupboard. Double glazed windows and 190mm insulated wall framing ensure this room is quiet, even with its proximity to the busy street below.

Continue climbing the spiral staircase to the second floor landing. A natural timber bridge/gantry provides the connection between the front, home office space and the rear of the house, whilst allowing light and warmth to extend from the skylight down through the stairwell.
Turn left to the home office space which features a 3m, room length, natural timber desktop, suitable for two people, bookcase, ethernet ports, bean chairs and a small TV. This room has a cathedral style ceiling and a view down onto Aro Street through low level windows. Work in peaceful seclusion with an everchanging view onto the outside world. Alternatively, this space could be used as a separate lounge/relaxing area for kids or adults, or even a bit of yoga.
Turn right at the top of the stairs to the second toilet and bathroom and the third queen size bedroom. This bedroom has a cathedral style ceiling, and floor to ceiling glass providing a view out over and through the tree tops, reminiscent of a tree house. The small adjoining deck captures all day sun. A birch ply wardrobe completes the room.
The (NZ made) queen size beds, and all the linen and towels, are brand new. The bed toppers and duvet inners are made of NZ merino wool.
The bathrooms on each floor contain walk-in showers, basin, cabinets and heated towel rails. The toilets both contain a separate wash-basin and low level, sensor lighting for mid night excursions.
